1. GENERAL RULES - REGULATORY STANDARDS
1.1 DEFINITIONS
Administration: composed by personnel in charge of the execution of daily administration duties of the building including: general maintenance, utility management, cleaning of common areas and others splicit in the Maintenance contract.
Duty Manager: leader of Administration Team and represents Landlord (Blumel)
SR Committee: composed by appointed Schlumberger employees as mediators between SAMBALA RESIDENCE Administration, Tenants, Schlumberger Facilities to facilitate the resolutions of issues affecting the daily life in the building.
Schlumberger Facilities: composed by Facilities Team in charge of providing services as per needs of the building.
1.2 VISION
These rules are conceived on the basis of the mutual respect and pacif co-habitation. All the articles stated below are aimed to preserve the safety, comfort and enjoyment of the residents.
1.3 VISION
Tenants have the right to the use, enjoy and dispose of their apartments, as well as parking spaces bound to the apartment and the common areas of the condominium as best he sees fit, provided it does not jeopardize the safety and soundness of the building, which will not cause demage, not jeopardize the good order, morals, hygiene and tranquility of the others owners and not infringe the provisions of Regulation Standards.
1.4 VISION
Tenants have the right to the use and enjoyment of the common parts of the building, provided they do not impede equal use and enjoyment by the other tenants within the restrictions of the proceding paragraph.
1.5 PRIVACY
Tenants have the right to PRIVACY while using their apartments. This including but it is not limited to: access of cleaning personnel to the apartments or corridors without informing to tenants and having their permission for this access.
1.6 COMPLIANCE
All occupants, their families (defined as those who live with them), guests and employees, shall abide by, respect and, within its jurisdiction, enforce and comply with the previous of this Regulation.
1.7 COMPLIANCE
All accupants are responsible for ensuring the compliance with these Regulations by their guests.
1.8 DECORUM & RESPECT
It is expected from tenants to observe decorum and respect when using common areas. This includes to use these for purposes which they were built for.
1.9 CHECK-IN
Upon check-in (first arrival to the building) the tenants must provide their identification to the Administration of the comdominium in order to record their occupancy. This identification may include passport and Schlumberger PKI. Also a Guest Registration Form has to be filled-in to capture guest information including contact details, occupants and maids if applicable.
1.10 CHECK-OUT
Occupants must give 2 (two) weeks notice to the Administration prior to check-out. This is in addition to the notification to Schlumberger Facilities and Administration. A Check-out Form must be filled out and signed up at departure from the apartment and the keys must be returned to the Administration.
1.11 RESTRICTION FIRE
No open flames (for cooking purposes) are allowed within the building and hallways.
1.12 WASTE
The waste must be properly packaged and removed from the apartments to the outside og the building enclosure and placed in designated area.
1.13 SMOKING AREAS
It is forbidden to smoke inside the apartments or in the corridors. Smoking is allowed in balconies but care should be taken not to spread ashes that may enter in other tenant's balconies.
1.14 TENANTS MAIDS
The maids shall not remain in the halls, stairs and social service, garages or outdoors, unless during service. They should wear badges for identification at all times.
1.15 ACCESS FOR MAINTENANCE
Tenants must provide necessary access to their apartment to the administrator or his agents for repair service, inspection or performing work on the general structure of the building, provided that prior notification has been given to the tenants informing date and time. This work has to de bone from 08:00 hs to 17:00 hs unless an emergency repair is required.
1.16 NOISE
Noise level inside apartments and in the common areas need to be kept at a level that does not disturb the neighbours, is not disruptive, does not exceed a normal level of tolerance or disturb the peace of the buildings and/or its residents in any other way, especially in the hours devoted to rest (22:00 hs to 08:00 hs).
This includes but it is not limited to: loudspeakers, musical instruments in loud, playing and shouting loudly at stairs or corridors.
1.17 AESTHETICS & RISKS
It is forbidden to put on balconies, windows or outdoors ropes clothing objects that affect the aesthetics or wich may pose a risk to the safety of persons and property.
1.18 PROLONGED ABSENCES TEMPORARILY
If a prolonged absence from the apartment is planned (more than a week) it must to be informed to the Administration of the building and a plan need to be in place to allow routine checks. These checks are aimed to ensure any issue related to plumbing, eletricity, moisture, fire are addressed timely in case of emergency.
All appliances (except refrigerators or deshumificators) need to be OFF and unplugged from power supply.
It is a choice of the tenant to leave keys to another tenant or to the Administration.
1.19 WARNINGS
The reiterated breach of these rules (more than 2 times) will lead to a formal communication to Employees's Manager of such tenant.
1.20 REPORTING
Any demage encountered in the building, equipment and/or accessories needs to be reported immediately to the Administration and whenever pratical and relevant, reported in Quest.
In case of Administration encounters any demage in the building, equipment and/or accessories or any incident this needs to be reported to the Committe.
For regular maintenance request an eletronic reporting system in place needs to be filled in by tenants. This is important for records and statistics.
1.21 PETS
No pets are allowed in the building.
2. ACCESS
2.1 ACCESS VISITORS
It is not allowed for strangers to enter the building, except when authorized via intercom/phone or in person by a tenant. This authorization shall be recorded in the Guest Book available in both front an back door of the building aiming to control and finding of facts eventually occurred in this period. In this case, the entry and stay of such persons shall be under the sole responsibility of the respective tenants who authorized their entrance.
Guest needs to sign up on the Guest Book even when accopanied by a tenant.
2.2 ACCESS AT LATE HOURS
For security reasons, front and back doors are to be locked everyday after 19:00 hs and open at 06:00 hs. However a security guard need to be assigned at all time to watch and allow access to tenants out of these hours.
This has to be especially enforced during Fridays and Saturdays.
2.3 SIGN IN & SIGN OUT
In order to monitor entrance/leaving of visitors through different doors, guards need to inform the other door when a visitor chose to leave the building by a different door than when they access the building.
When visitors leave the building they need to check-out in the same Guest Book used when entering.
2.4 PRE-NOTICE OF VISITORS
As much as possible, tenant is to inform thr Administration or the guards at the gates that a visitor is expected. Guards should inform tenant by phone when visitor arrives and visitor should sign in as indicated in the Sign In & Sign Out article.
2.5 RING BELL
In case a ring bell is available this may be use to call for guards to open door in case of late access.
2.6 RECEPTIONIST
A receptionist may be available to assist visitors and tenants in any need regarding the life of the building.
2.7 IDENTIFICATION / BADGES
Tenants should show Badges or ID to the guards to minimize risk of non recorded access to strangers.
All the drivers and maids shall wear a visible identification at all times. If available, uniforms shall we worn.
2.8 RESPONSIBILITY
Tenants will be responsible for a damage caused by their dependents, visitors on any of the common areas or the apartments.
2.9 RECORDS
Maids shall present medical certificate and police record.
3. LIFTS
3.1 CHILDREN RESTRICTION
It is forbidden the use of lifts for children under the age of 10 unaccompained.
3.2 USE OF CARGO LIFT
It is forbidden to use social lifts for moving funitures or other oversized equipment. Cargo lift is designated for this use.
4. GARAGE & DEPOSITS
4.1 USE
The garage area is intended solely to parking cars and motorcycles belonging (or assigned) to residents, identified by car or sticker itself, provided by Administration for mandatory use, which should be kept inside the vehicle, near the front windshield while parked.
There is no pre-assigned parking slots.
4.2 WASHING
No washing car inside the garage and no people sleeping into the car and no engine running while in the garage.
4.3 LOITERING
No loitering in the garages.
4.4 DEPOSIT / ACCESS
Deposits behind the parking slots are to be left free to access.
4.5 VISITORS
Visitor's car are allowed to enter inside building in case of backloading objects or impaired passengers. Otherwise visitors are to park in the slots outside the building designed to such use.
4.6 SPEED LIMIT
Speed limit of 5 km/h is to be strictly observed under severe penalty in case of breach.
4.7 USE OF HORN
No use of horn is allowed in any area of the facility.
4.8 RESTRICTION - CHILDREN
No visitors or children are allowed to stay in the garage area, except for boarding or unboarding of the latter.
4.9 RESTRICTION - VEHICLES
Except when in transit, it is forbidden the use of motorcycles, bikes, skates and rollers in the garage area.
4.10 CAR INFORMATION
It is responsibility of the tenant to provide car details (model, color and plate) to the Administration and inform of any change of car assigned to the same. This envisions to localize the responsible of such vehicle in case of emergency.
5. RESTRICTED AREAS
ACCESS - It is restricted the access to areas reserved to equipments to service the building such as pumps areas, generator, pool pumps, roof, elevator fose, etc.
6. SECURITY
6.1 GUARDS
A security company has been hired to provide security to the building, tenants and employees. Tenants and employees are due to collaborate with guards to ensure minimum rules of security are observed.
6.2 ACCESS
Guards duty are but not limited to: guard for the security of the building by ensuring registration of visitors, that tenants or visitors access safety to and out of the building, watch for presence of suspected persons with malicious intentions and intervene in case needed.
7. AMENITIES - POOL
7.1 WORKING HOURS
The pool will operate daily from 07:00 hs to 19:00 hs, except on days of general cleaning and maintenance thereof, which shall be duly notified by the building management. The building may also determine the closing of the pool, where the weather does not permit the use or whenever it is not safe.
Days for routine maintenance shall be communicated by Administration to the tenants via e-mail and signs in the pool area. If these work is required to be done in any other day, this shall be communicated with minimum 2 days in advance via e-mail to all tenants and with visible signs in the pool premises.
7.2 RIGHT OF USE
The pool area is for the exclusive use of residents, their dependents and guests. The acceptable number of guests will be limited to a number that will not disturb other residents.
7.3 DAMAGES
The damage caused by guests when using the pool will be responsible of respective tenants.
When any damage is encountered this needs to be reported to Administration and Committe immediately.
7.4 BEHAVIOR
The pool users who behave in a way offending morals and good mores are to be removed from it.
7.5 RESTRICTION - ATTIRE
The access to the pool will be denied to all of those who do not use the proper attire.
7.6 SHOWER
Users must use the showres and the washing of the feet before entering the pool.
It is forbidden to enter the pool smeared with suntan oil, sunscreen or any similar product that could undermine the proper functionality of the pumps and filter thereon.
In this case the tenant or guest must use the shower to remove the products prior to enter the water.
7.7 FOOD IN THE POOL
It is forbidden to eat inside the pool. It is allowed the consumption of sandwiches, snacks and beverages served on plates and plastic cups in the area surrounding the pool.
Except when special cleaning personnel hast assigned, tenant should ensure to leave the pool area as clean as it was found.
7.8 UNACOMPAINED CHILDREN
It is forbidden the use of the pool by children tounger than 10 years old, unacompained by parents or guardians.
7.9 GLASS
It is forbidden taking to the pool bottles, cups, cans of beer and soft drinks, in glass, porcelain or similar material subject to breakage, that can cause harm to the physical safety of pool users, except water bottles and plastic cups.
7.10 RESTRICTION - ACTIVITIES
It is forbiden cygling , tricycling and skating in the pool enclosure.
7.11 RESTRICTION - ATTIRE
Attending the pool without a bathing suit.
7.12 RESTRICTION - SPORTS
It is forbidden the pratice any kind of sports games in the pool enclosure such as football, water polo or anything else that might disturb or interfere with the rights of others to enjoy the pool in peace and safety.
7.13 DIVING
It is forbidden diving in the pool.
7.14 FURNITURE
The pool furniture and fixtures (chairs, tables, etc) can not be withdrawn or used for purposes other than those for which they are intended in their vicinity.
7.15 PRESERVATION OF ORDER
The Administration has full authority to take the measures deemed appopriate for maintaining order in the use of the pool. When this is required it should be reported to the Committee.
8. AMENITIES - SAUNA
8.1 RIGHT OF USE
The sauna/jacuzzi space is available for the use of residents, their dependents and guests when accompanied by them.
8.2 DAMAGES
Any damage caused by the gusts when in the sauna/jacuzzi are the responsibility of respective tenants.
8.3 RESTRICTION - CHILDREN
The use of saunas for children under 12 when unaccompained by their parents or guardian, alibies the Administration of any responsability.
8.4 RESTRICTION - OTHERS
It is forbidden to smoke, shave or lather up inside the saunas.
9. AMENITIES - GYM
9.1 RIGHT OF USE
The gym space is available for the use of residents, their dependents and guests when accompanied by them.
When any damage is encountered this needs to be reported to Administration and Committee immediately.
9.2 DAMAGES
Any damage caused by the guests when in the gym are the responsibility of respective tenants.
9.3 PROPERTY
The equipments of the gym is property of Schlumberger. Tenants are obliged to make use of it with care aimings its conservation. Administration is in charge of a periodic maintenance of same.
9.4 INJURIES
The Administration is not responsible for any injury suffered by users when the inappropriate use or not the equipment fitted.
9.5 SMOKING AREAS
Smoking is not permitted in the gym.
9.6 ATTIRE
It is not allowed to be used in swimsuits as well as gymnastics shirtless, barefoot or even with slipper fingers.
9.7 RESTRICTION - MINORS
It is not recommended to stay and use the fitness room for less than 14 years old, unless the same is accompained by his guardian.
9.8 TIME LIMIT
In cases when more than one person wishes to use one given equipment, a limit of 30 minutes of utilization per person should be respected to allow equal use of same.
